Information for expats
Welcome to the Netherlands. Gemeentebelastingen Amstelland is the local tax office for the local government of Aalsmeer, Amstelveen, Diemen, Ouder-Amstel, De Ronde Venen and Uithoorn.
This page contains general information about which local taxes you may have to pay if you live in the Netherlands. The amount of taxes you have to pay can be different between local governments. Most local taxes are levied to cover costs for public services.
Residential taxes
As a resident the following taxes are charged:
Waste tax (Afvalstoffenheffing)
This tax is levied for collecting and the disposal of your house garbage. You pay an annual fee.
Sewerage charges (Rioolheffing)
You pay sewerage charges if the amount of wastewater is higher than an average household.
Parking permit (Parkeervergunning)
As a resident you may have to apply for a parking permit. For further information about a parking permit visit the website of your local government.
Owner taxes
As an owner you are taxable for:
Property tax (OZB)
As an owner of real-estate, you have to pay property tax. The amount of the tax is based on the value of your house or company.
Sewerage charges owner (Rioolheffing eigenaar)
Because the house is connected to the sewer, you have to pay sewerage charges.
Frequently asked questions
Taxes included in rent
Normally no local taxes are included in your rent. You may pay compensation for this in your rental price. If this applies or there is a disagreement about this, please contact the landlord.
Moving
Always notify the municipality if you move to another address.
Move abroad
When you move abroad, leave an address in case we need to inform you. If you are entitled to a reduction in local taxes, this will be automatically granted.
Moving within the municipality
When you move to a new address within the municipality nothing changes. Because at your new address you also dispose household waste.
Moving to another municipality
Inform your new municipality that you have moved. The new municipality informs your former municipality. If you are entitled to a reduction in local taxes, this will be automatically granted.
New house
The situation on January 1st determines the tax liability for the entire year. When the house is sold, the notary will settle the taxes with the new owner.
Paying your taxes
Pay online
Use the QR-code on the frontside of your assessment. Beware that most assessments may be paid in two terms.
Paying in terms
You can pay your assessment in nine terms. You must give permission for this. After we have received your permission, we withdraw every term automatically from your bank account. Be aware that if the withdrawal is unsuccessful, you remain responsible for paying on time.
