Information about property tax (OZB)
As a property owner, you have to pay property tax (OZB). The amount of tax is based on the value of your property. The so called ‘WOZ-waarde’.
Every year the municipality gathers all sales transactions of real estate to assess the WOZ-value. The WOZ-value of a house is assessed based on the market value of comparable houses and is valid for one year. The comparable houses don’t have to be identical to your own house. The differences between houses are taken into account. For the valuation the following factors are taken in consideration:
- Quality and condition of maintenance of your house.
- Location and possible nuisances.
- Size of your house.
- Size of the lot.
- Extra components (e.g. an annex or storage room).
Checking your WOZ-value
If you think the valuation is wrong, follow these steps:
Step 1. Download your valuation report
Log in through MijnGbAmstelland and click on the ‘Taxatieverslag’ tile. The valuation report gives you insight into the information and transactions used for the WOZ valuation.
Step 2. Compare the WOZ-value
You can compare the WOZ-value of your house with other houses in your neighbourhood at the WOZ-waardeloket. This information is only available for houses and not for business properties.
Step 3. Call us
Request a free consultation with the appraiser through our contactform (dutch). The appraiser will try to call you within ten working days to look at the WOZ-value together. If an error has been made, the appraiser will correct it. Soon after the new WOZ-value will follow.
Objecting the WOZ-value
If you still think the WOZ-value is wrong, you can submit an objection. Do this within 6 weeks of the date on your tax notice. Submit your objection online through MijnGbAmstelland (after logging in click on the ‘Bezwaar’ tile) or send us a letter:

- Name and address.
- Date of your letter.
- Tax notice number (aanslagnummer).
- Reasons for your objection.
